Dear Neighbors,

Isn't this neighborhood great? We have spectacular lake and mountain views, beautiful greens spaces and a great year-round pool. In addition we also have certain Covenants, Conditions and Restrictions which are intended to mutually benefit all homeowners living in this development. These CC&R's should not come as a surprise to anyone living in the association, after all, we all knew about the CC&R's before we moved here, and we all agreed to live by them. (All homeowners were required to sign a PUD Rider at closing with the understanding they were moving into a Planned Unit Development with CC&R's.

The Association's Board of Directors has recently received several complaints from homeowners regarding violations of these restrictions, primarily with respect to various vehicle activities and landscaping issues. We all need to remember that these restrictions were put in place to ensure that our neighborhood is maintained to the same high standards that were envisioned when we all moved here. Therefore, this letter is to inform all homeowners that the Board intends to actively enforce the CC&R's regarding violations. Further, the Board is prepared to impose fines or take other disciplinary actions against those homeowners who fail to comply with the CC&R's (as outlined in Section 8.1 of the CC&R Master declaration)

If you have lost your copy of the CC&R's, we encourage every homeowner, and renter, to find them and read them on the Association's Website at; http://www.utahlake.org/Rules_CCRs/rules.htm and make sure we are all in compliance with the rules we all agreed to live by. If you have concerns that these or any other restrictions are not being adhered to, please email the board at using the "Feedback" link to the left, and we will address your concerns right away.
